Warning Signs

When You Need a Roof Inspection in Plano

Plano sits in a hail alley. Storms in 2019, 2021, and April 2024 left roofs across Collin County cracked and bruised. If a storm just rolled through your neighborhood, don't wait for a leak to show up inside. Older homes near Old Town Plano and 15th Street often still have original decking. Years of 100 degree summers wear shingles down fast. We also check flashing around chimneys. Plano's expansive clay soil can shift foundations and crack seams you'd never notice from the ground. A proper look at your roof tells you what's really going on up there[1].

Common Triggers

After a Hailstorm

Spring hail is common here, and dents aren't always visible from your yard. We check for bruised shingles and granule loss.

Before Selling Your Home

Buyers want proof the roof is sound. A clean report can speed up closing and avoid surprise negotiations.

Insurance Claim Support

We document storm damage the way adjusters expect to see it. This helps your claim move faster and fairly.

Older Decking Check

Homes from the 1960s and 70s often need a full look at the decking underneath. We tell you if it needs replacing.

Ventilation Problems

Poor attic airflow is common on older Plano homes. We check ridge vents and soffits for proper balance.

HOA Approval Prep

Willow Bend and Canyon Creek homeowners often need documentation before HOA approves a reroof. We give you that paperwork.

Local Trust

Why Plano Homeowners Trust Our Roof Inspections

A small crack or a few missing granules can turn into a leak after the next storm. We've seen it happen too many times. Waiting costs more than a quick look costs now. We show up registered with the City of Plano and give you a straight answer, not a sales pitch.

We give you the number upfront before we climb a ladder.

✓ Upfront pricing before any work begins.
✓ No charge for a basic visual check in most cases.
✓ No surprise add-ons once we're on the roof.

Mighty fine work! It was still raining when the technician showed up. I tried to talk him out of starting the work. He did not listen to me.
The work was great!
I met the owner who pointed out some repair that he would fix for a price OR I could agree to a yearly reoccurring visit. I was already thinking I needed that yearly visit so it was a win-win.
Me and my 11 oak trees highly recommended this company!

Lisa was the office manager who scheduled our cleaning. She provided quote without wasting time of estimate, etc. they provided competitive pricing and did the job extremely well. We haven't cleaned our gutters in years and they took all trash, cleanup with them so we didn't have to worry about it. We look forward to using them again soon.

I am going to save you time and money by telling you that prior to hiring GSOT, I had extensively researched and spoken with MULTIPLE companies to fix my chimney facades in my 5-bedroom home. The worst one was Philips Home Improvement (I've reviewed them on Google, Yelp, and also reported them to the Better Business Bureau).
On the contrary, I am so impressed with GSOT. Their prices were very reasonable. My chimney facades look top-notch and are guaranteed to last as long as the house. Their employees took the time to do an exceptional quality job, and most importantly, do it the right way! Their workers are amazing employees! They are very skilled, qualified, insured, and legally able to work. As a legal immigrant, this was very important to me. I would give them 6 stars if I could. I sincerely highly recommend them. If you want the job done right without shortcuts, at a good price, don't waste more time and go with GSOT!
Sincerely,
- a very satisfied customer

There are a host of gutter companies in Dallas, many with outstanding reviews. Gutter Solutions of Texas is one of them, It’s the one I chose to use to install new gutters replacing old ones with problems. Zach came by to evaluate. I thought I knew where all the issues were, but he spotted several I hadn’t noticed. And he made some creative suggestions for redo I hadn’t thought of. Their work was as timely and excellent as his planning. They are a first class outfit if that’s what you’re looking for! Loved their work.

Common Questions

Roof Inspection Questions

Here are answers to what Plano homeowners ask us most.

  • How much does a roof inspection cost in Plano?

Many basic inspections are free, especially if you're considering repair work. Detailed reports for insurance claims may run up to $250. We always tell you the price before we start.

  • How long does a roof inspection take?

Most inspections take about 45 minutes. Larger or steeper roofs in neighborhoods like Willow Bend can take a bit longer. We'll give you a time estimate when you call.

  • Can I inspect my own roof instead of hiring a pro?

You can look from the ground, but you'll miss a lot. Cracked flashing and granule loss are hard to spot without training. We also know what Plano's clay soil and hail do to roofs specifically.

  • How often should I get my roof inspected?

We recommend once a year, and always after a hailstorm. Older homes near Old Town Plano benefit from more frequent checks. Regular inspections catch small problems before they turn into big repairs.

  • How urgent is a roof inspection after a storm?

Pretty urgent. Damage from hail isn't always visible, and water can get in before you notice a leak. We suggest calling within a week or two of any major storm.

  • What are signs my roof needs an inspection?

Watch for missing granules in your gutters, curling shingles, or daylight in your attic. Water stains on ceilings are a late warning sign. If you notice any of these, call us right away.

  • Do you help with insurance claims for roof damage?

Yes, we document damage the way adjusters expect. Many Collin County homeowners file claims after spring hailstorms. We can walk you through the process and make sure nothing gets missed.
